After Brad completed his Bachelor of Finance degree in Melbourne, Brad went through an intense 8 stage selection process with the National Australia Bank (NAB). He was selected 2nd from over 1,100 graduates from across Australia who applied for 1 of the 22 positions available. He was the first graduate in history to join the specialist Business Acquisition Team (BAT) within the bank. After a few years in the bank, Brad left the banking industry to do his long life passion, real estate. In his first year in real estate, Brad was awarded a lot of awards for Rookie of the year and also editorials written in the Gold Coast Bulletin, about Brad selling 7 properties in 6 consecutive days in his first year in real estate. Brad decided to create and build Smart Real Estate in Chevron Island from 2007 onwards, where they have continued to operate centrally since then.

  • No Recommended Retail. You might have noticed how some sales seem high and others low. Thatā€™s because real estate has no set recommended retail price. Armed with the right information, advice and assistance, any property seller can maximize their sale price by following a proven formula.
  • List-to-sell-time. In every area there is an average time from when a property first hits the market and when it sells. Going outside this time will normally reduce the selling price because the property turns ā€˜staleā€™ and buyers wonder whatā€™s wrong with it.
  • The first 3 weeks on the market is the most important selling period. Thatā€™s because itā€™s fresh and new and almost all motivated buyers will become aware of the property at the same time
  • A bidding war with two or more buyers making offers will usually occur within the first two weeks on the market. This is a classic sign that the agent is doing a great job at marketing the property and the ultimate selling price may be well in excess of the asking price and sellers expectations.
  • The major real estate Internet websites are a great barometer of marketing success. Once their property is listed on the main sites, any seller can check to see how much traffic their property is attracting. Where traffic buyer enquiry is below normal in the first few two weeks, seller and agent need to meet to assess and develop a fresh marketing strategy.
  • The ā€˜hero shot is the main marketing photo. Buyers are motivated by their attraction to an image, so getting a great main marketing image (or hero shot) is essential for success.
  • Itā€™s always worth going to some trouble to get your property looking as good as it can before any marketing begins. There is no second chance at a first impression and a good agent knows what needs to happen to get great looking images and make the buyer inspection a rewarding experience that motivates them to buy.
  • Other properties for sale in the area are your real competition. Buyers are looking to secure the best property they can for their buck so everything an anything you can do to make your property look great when compared with others for sale in your area is worth it.
